Victoria is a growing city in Carver County, right along the shore of Lake Wassermann and close to Lake Auburn. The city has seen a lot of residential development over the past decade, with newer neighborhoods filling in around the older lake-area properties. That mix of new construction and established homes means stucco needs vary widely. A newer build might need EIFS or a full exterior stucco system from the ground up. An older lakeside property might need repairs where moisture has worked its way behind the finish coat over the years.
The climate out here hits stucco hard. Victoria gets the same freeze-thaw cycles as the rest of the metro, but being out in Carver County means slightly more wind exposure than you get in the city. Water gets into small cracks in late fall, freezes, and opens them up wider by March. By the time spring arrives, what looked like a hairline crack in October can be a real problem. We see this pattern every year across the southwest metro, and Victoria is no exception.
