Fridley is a first-ring suburb that grew fast after World War II. A lot of the housing stock dates to the 1950s and 1960s, which means stucco on older homes is common. That original stucco ages out. Hairline cracks show up around window frames. Sections go soft near the foundation. The freeze-thaw cycle here is relentless. Fridley sits at roughly 45 degrees north latitude, and winters bring repeated hard freezes followed by wet spring thaws. That movement works on stucco every single year.
The neighborhoods along the Mississippi River corridor, including areas near Locke Lake and the Springbrook Nature Center, tend to have more mature trees and established homes. Tree roots shift things. Overhanging branches hold moisture against exterior walls. Out west toward Highway 65, you see more mixed commercial and residential stretches where stucco and EIFS are both common on storefronts and apartment buildings. We've worked across all of it.
