Lino Lakes is a mid-sized city in Anoka County, tucked between the Rice Creek Chain of Lakes Regional Park and the Carlos Avery Wildlife Management Area to the north. The city sits just off Interstate 35W, which gives it that suburban-rural mix you see a lot in the outer Twin Cities ring. A good chunk of the housing stock runs from late 1980s through early 2000s construction, meaning a lot of exterior finishes are reaching the age where stucco cracking and water infiltration become real problems.
Freeze-thaw cycles hit hard up here. Lino Lakes averages around 50 inches of snow per year, and those repeated freeze-thaw cycles from November through March push moisture into any crack or gap in stucco siding. Left alone, that damage moves from cosmetic to structural fast.
We see it constantly on homes near the wetlands and low-lying areas around Baldwin Lake and Reshanau Lake.
