Champlin sits along the Mississippi River just north of the Twin Cities, with established residential neighborhoods like Riverwood, Hampshire, and River Hills. A lot of the housing stock here runs toward 1980s and 1990s construction, which means stucco and EIFS systems from that era are hitting the age where they need real attention. Freeze-thaw cycles up here are no joke. Champlin averages the same brutal temperature swings as the rest of the metro, and exterior stucco takes the hit every spring when that moisture works its way into any crack that formed over winter.
The city has grown steadily over the past two decades, and newer developments have brought more contemporary exteriors that use EIFS and synthetic stucco systems. Older sections near the river tend to have more traditional three-coat stucco. Either way, the climate along the 45th parallel does not forgive deferred maintenance. A small crack in October becomes a real repair project by April.
